Phase 1: Planning (months 1 to 2)

  1. Define the goals of the remodel in one paragraph.
  2. Write a prioritized scope document (must-have, want, future).
  3. Set the total budget cap and include 15 to 20 percent contingency.
  4. Decide whether to stay in the home or move out during construction.
  5. Tour 3 to 5 finished remodels at similar scope for reference.
  6. Build a visual reference document (50 to 100 images).
  7. Decide on design-build vs hire-an-architect path.
  8. Identify must-keep elements in the existing home.

Phase 2: Contractor selection (months 2 to 3)

  1. Build a list of 6 to 10 qualified candidates.
  2. Run CSLB license lookup on each.
