Lot size in Woodland Hills, North Hollywood, and the wider Valley sits between 5,000 and 8,500 square feet on most blocks. After the main house, setbacks, and driveway, the usable rear yard for an ADU is often 600 to 1,500 square feet. The right floor plan matches the lot rather than fighting it.

Best for. Tight lots. Preserves yard space. Higher build cost per square foot but biggest resale lift on small lots.

What changes the plan choice

  1. Rear yard depth. Anything under 25 feet of clear depth pushes you to a two-story plan or a side-yard layout.
  2. Existing tree canopy. Mature trees often define where the ADU can land. Plan around them rather than removing.
  3. Sewer and utility access. Long underground runs add $8,000 to $20,000. Cluster the ADU near the main service entry where possible.
  4. Solar panels on the main house. Two-story ADUs can shade the main roof. Verify shading impact before finalizing height.
