Short answer. The most efficient small-lot ADU footprints in the San Fernando Valley are 240 sq ft studios, 480 sq ft 1-beds, 672 sq ft 1-beds, 900 sq ft 2-beds, and 1,000 sq ft two-story stacked plans. Five real layouts below with room sizes and lot-fit notes.
Lot size in Woodland Hills, North Hollywood, and the wider Valley sits between 5,000 and 8,500 square feet on most blocks. After the main house, setbacks, and driveway, the usable rear yard for an ADU is often 600 to 1,500 square feet. The right floor plan matches the lot rather than fighting it.
California ADU setbacks and height limits
- 4-foot side and rear setbacks for new ADUs.
- No setback for ADUs that convert an existing structure.
- Height up to 16 feet for one-story, 18 feet for two-story (varies by city and zone).
- No replacement parking required when converting an existing garage on most lots.
Five floor plans that fit Valley lots
Plan A: Backyard studio
Size. 240 sq ft (16 x 15)
Rooms. Studio with sleeping area, kitchenette, 3-piece bath
Best for. Lots under 5,000 sq ft. Office, guest unit, or one-person rental.
Plan B: Compact 1-bed
Size. 480 sq ft (24 x 20)
Rooms. 1 bedroom, full bath, full kitchen, combined living and dining
Best for. Lots with 25 to 40 feet of clear rear yard. Rental sweet spot for solo tenants.
Plan C: Efficient 1-bed with deck
Size. 672 sq ft (24 x 28)
Rooms. 1 bedroom with walk-in closet, full bath, full kitchen, dining nook, living area
Best for. Lots with at least 30 by 30 of usable rear yard. Top resale value per dollar invested.
Plan D: 2-bed family ADU
Size. 900 sq ft (30 x 30)
Rooms. 2 bedrooms, full bath, full kitchen, living and dining
Best for. Family rental or multigenerational living. Needs 35 by 35 of usable rear yard.
Plan E: Two-story stacked
Size. 1,000 sq ft (20 x 25, two floors)
Rooms. Downstairs living and kitchen, upstairs 1 to 2 bedrooms with bath
Best for. Tight lots. Preserves yard space. Higher build cost per square foot but biggest resale lift on small lots.
What changes the plan choice
- Rear yard depth. Anything under 25 feet of clear depth pushes you to a two-story plan or a side-yard layout.
- Existing tree canopy. Mature trees often define where the ADU can land. Plan around them rather than removing.
- Sewer and utility access. Long underground runs add $8,000 to $20,000. Cluster the ADU near the main service entry where possible.
- Solar panels on the main house. Two-story ADUs can shade the main roof. Verify shading impact before finalizing height.
